ListingCopy (“we,” “us,” or “our”) operates the ListingCopy.ai platform, an AI-powered real estate marketing content generation service. This Privacy Policy describes how we collect, use, store, and protect your personal information and property data when you use our website and services.

By using ListingCopy, you agree to the collection and use of information in accordance with this policy. If you do not agree with our practices, please do not use our services.

2. Information We Collect

2.1 Account Information

When you create an account, we collect your name, email address, and authentication credentials (managed through our authentication provider, Supabase). If you subscribe to a paid plan, payment information is processed and stored by Stripe; we do not store your full credit card number on our servers.

2.2 Property Listing Data

To generate marketing content, you provide property details including but not limited to: property address, price, bedrooms, bathrooms, square footage, lot size, property type, features, amenities, neighborhood information, and agent notes. This data is used solely to generate marketing content for your listings and is stored in your account for your future reference.

2.3 Property Photos

When you use our AI photo analysis feature, you may upload property listing photos. These photos are transmitted to our AI processing pipeline for feature identification. Photos are processed in real-time and are not permanently stored on our servers beyond the duration of the analysis session. We do not use your photos to train AI models. Photos are transmitted securely using TLS encryption.

2.4 AI-Generated Content

All marketing content generated by ListingCopy (listing descriptions, social media copy, email content, Fair Housing compliance reports, etc.) is stored in your account and accessible to you and authorized team members. This content is your property upon generation and we claim no ownership of generated output.

2.5 Usage Data

We automatically collect usage data including IP address, browser type, operating system, pages visited, features used, generation counts, and timestamps. This data is used to improve our service, monitor performance, and prevent abuse.

2.6 Cookies and Tracking

We use essential cookies for authentication and session management. We may use analytics cookies (such as Google Analytics or similar services) to understand how users interact with our platform. You can control cookie preferences through your browser settings.

3. How We Use Your Information

We use collected information to:

  • Provide, maintain, and improve our AI content generation services
  • Process property data through our AI models to generate marketing content
  • Analyze listing photos for property feature identification
  • Perform Fair Housing compliance checks on generated content
  • Process payments and manage subscriptions
  • Send transactional emails (account confirmations, billing receipts, feature updates)
  • Provide customer support
  • Monitor and prevent fraudulent or abusive use of our platform
  • Analyze usage patterns to improve features and user experience

4. AI Processing and Data Handling

4.1 AI Model Provider

ListingCopy uses Anthropic's Claude AI model to generate marketing content. When you generate content, your property data is transmitted to Anthropic's API for processing. Anthropic's data usage policies apply to this processing. As of the date of this policy, Anthropic does not use API inputs to train their models.

4.2 No Model Training on Your Data

We do not use your property data, listing photos, or generated content to train, fine-tune, or improve any AI models. Your data is used solely for the purpose of generating content for your specific listings.

4.3 Fair Housing Compliance Data

Our Fair Housing compliance check analyzes generated content for potentially discriminatory language. Compliance reports are generated as part of the content generation process and stored in your account. These reports are provided for informational purposes and do not constitute legal advice. We recommend consulting with a qualified attorney or your broker for definitive Fair Housing compliance guidance.

4.4 Photo Analysis Data

When you upload listing photos for AI analysis, the images are processed to identify visible property features (such as countertop materials, flooring type, appliances, and architectural details). Images are transmitted via encrypted connection, processed by our AI vision model, and the identified features are returned to your session. Photos are not retained after the analysis is complete and are not used for any purpose other than generating your listing content.

5. Data Sharing and Third Parties

We share your information with the following categories of third parties:

  • Anthropic (AI Processing): Property data is sent to Anthropic's API for content generation. Anthropic processes this data according to their API terms of service.
  • Stripe (Payment Processing): Billing information is processed and stored by Stripe, a PCI-DSS compliant payment processor.
  • Supabase (Authentication and Database): Account data and generated content are stored in Supabase-hosted databases with row-level security.
  • Analytics Providers: Anonymized usage data may be shared with analytics services to improve our platform.

We do not sell your personal information or property data to third parties. We do not share your data with other real estate agents, brokerages, MLS systems, or property data aggregators.

6. Data Security

We implement industry-standard security measures to protect your data:

  • All data transmission uses TLS/SSL encryption
  • Database access is protected by row-level security policies
  • Authentication is managed through Supabase with secure token handling
  • Payment information is processed by PCI-DSS compliant Stripe
  • Server infrastructure is hosted on secure cloud platforms
  • Access to production systems is restricted and logged

While we take reasonable measures to protect your data, no method of electronic transmission or storage is 100% secure. We cannot guarantee absolute security.

7. Data Retention

Account data and generated content are retained for as long as your account is active. If you delete your account, your personal data and generated content will be deleted within 30 days, except where retention is required by law (such as billing records for tax purposes, which may be retained for up to 7 years). Uploaded photos are not retained beyond the analysis session. Usage logs are retained for up to 12 months for security and analytics purposes.

8. Your Rights

Depending on your jurisdiction, you may have the right to:

  • Access your personal data and generated content
  • Correct inaccurate personal information
  • Delete your account and associated data
  • Export your generated content
  • Opt out of non-essential communications
  • Restrict processing of your data

9. California Privacy Rights (CCPA)

If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we collect, the right to delete your data, and the right to opt out of the sale of personal information. 10. Children's Privacy

ListingCopy is not intended for use by individuals under 18 years of age. We do not knowingly collect personal information from children. If we become aware that we have collected information from a child, we will delete it promptly.

We may update this Privacy Policy from time to time. We will notify registered users of material changes via email. The “Last updated” date at the top of this page indicates when the policy was last revised. Continued use of our services after changes constitutes acceptance of the updated policy.
